Top Locations for Foreign Buyers in Portugal

During the second quarter of this year, buyers mainly from the United Kingdom, Switzerland, and France submitted the most requests for housing credit. As expected, Lisbon, Porto, and Faro accounted for more than half of these loan requests, according to the quarterly report from Idealista/Créditohabitação.

Between April and June, non-residents applied for housing loans averaging 171,541 euros (+15.8% compared to last year) to purchase homes costing an average of 214,784 euros (+4.5%). Families requesting credit had an average income 8.4% higher (5,522 euros) and sought higher financing percentages from banks (78% on average, compared to 74% in the second quarter of 2023).

The Lisbon district saw the highest number of housing loan requests from foreigners and emigrants in the second quarter (21.6% of the total). Faro (16.4%), Porto (12.7%), and Setúbal (8.5%) followed. Santarém completed the top five with 5.4% of requests.

The districts and islands with the fewest home loan applications from non-residents were Pico Island (Azores), Évora, and Portalegre, according to the Idealista/Créditohabitação report.

Lisbon, Porto, and Faro comprise over 50% of loan requests from non-residents.

Foreign buyers seeking housing loans in Portugal come from various parts of the world. In the second quarter, citizens from the United Kingdom made the most loan requests (18.5% of the total), followed by Switzerland (14.2%), France (12.4%), and Brazil (11.3%).

Applicants from the United States (5.1% of total requests) had the highest average household income of 8,526 euros and intended to buy houses averaging 245,818 euros, although with one of the lowest financing percentages (77%).

Citizens living in Ireland requested the highest value housing loans (3.2% of total requests). They sought loans averaging 218,224 euros to purchase homes valued at an average of 238,180 euros, with 78% financing.
